Since we purchased our investment property in 2007, we have appointed Ray White Epping as our managing agent. We are very grateful that the property has not had a single day of vacancy, since the very first day it was listed. Although we have had a few different tenants, Ray White has always been able to find us a new tenant straight away with no downtime. Also, throughout the past 13 years, we have never had any tenancy issues or loss of rent. Any maintenance issues reported were always passed onto us and dealt with promptly. Routine inspections were organised without delay.
Recently, we have been informed that our long term tenant of nearly 9 years has decided to move elsewhere at the end of this month. Understanding the difficulties in the current rental market as well as considering the aging condition of our property, we decided to undergo some renovations to make our property more appealing to prospective tenants.
The reason I am writing this email is to recognise and to show our appreciation for your Senior Property Manager, Penny Jiang. I have to say, out of all the property managers assigned, she is by far the best! From day one, when she found out that we wanted to do upgrade works, she has been invaluable – helping us to contact different suppliers and tradesmen; arranging access to the premise for quotes and measurements; giving us advices on product styles that are on trend; arranging timelines and logistics; etc.
Penny is always prompt in replying to our emails or calls. She is quick and responsive to all our enquiries. She listens to our concerns and respects our choices and opinions. She displays a strong ability in coordinating everything in an efficient manner. Her performance as a property manager really exceeds our expectations. As our family is currently still overseas, I don’t think we would be able to organise this renovation work without her support and organisation skills. The renovation works are yet to begin, however, we feel confident about it because of her dedication.
We understand that after all the renovation works, we still face the challenge of finding a new tenant in the current competitive market. However, we trust in the expertise of your team and have no doubt to recommend others for your property service.

Patrick Heng is a very professional manager. When we met Patrick for the first time in June this year to consult about leasing our apartment, we were impressed that he was very friendly and he answered all our questions very thoroughly. Moreover, he is definitely a very good presenter who can clearly brief us the leasing process and contract details. He is also very knowledgeable and he always works towards meeting our expectations and satisfaction. There were several meetings after the first one where we discussed with him about the contract terms and conditions; he often strives to get a better deal for us. With his excellent skills, analytical mind and prompt advice on the market movements, we were confident that he would do the leasing in our best interests. Patrick successfully helped us lease the apartment at Macquarie Park last month. It is not easy to gauge the market during the COVID 19 pandemic! Given the negotiation expertise and incessant efforts, Patrick secured appropriate tenants at market rental for a one year lease for our property.
