The suburb of Epping covers an area of approximately 7 Sq Km. It is divided between three different local government areas: The Hornsby Shire Council, The City of Parramatta and the City of Ryde. The surrounding suburbs of Epping include Carlingford, Eastwood, Marsfield, Beecroft, Cheltenham and Dundas.
Epping is also known to be the more affluent suburb in its region with median house prices exceeding that of neighbouring suburbs as well as the higher proportion of professionals (39.7%) residing in the suburb.
The current house median in Epping is $1.2m, in April 2013 the house median was $1.0m, proving a very steady rise in the Epping Market. The current Unit Median in Epping is $700k, in April 2013 the unit median was $645k.
The population in 2006 was 19,369 people. By 2011 the population had increased to 20,224 showing a fairly stable population in the area during that time. Epping is local to some of the Northern districts premier schools, it has 19 parks, 15 churches, a post office, and offers a range of shops, restaurants café’s and bars.
The suburb of Epping sits approximately 18km North West of the Sydney CBD. Regular bus and rail services easily navigate commuters from Epping to surrounding suburbs, Northern Districts and the City. Epping Station is considered a Junction Station on the North Shore, Northern & Western Line and the Epping to Chatswood line of the Sydney Trains network. It will also be a junction station on the new North Western Rail link once that line is completed.
A major re-development of the Epping Town Centre is planned as part of the NSW Governments Urban Activation Precincts Programme. The changes to zoning for this programme cover 54 hectares, with building heights of 8 to 22 storeys within a 400 metre radius of the railway station, and about 3,750 additional homes within 800 metres of it. These changes were finalized and approved in March 2014, although residents have expressed concerns about traffic management, lack of parking, drainage, and access to schools.
